I just turned 18 and I plan to move out, and begin working towards a successful and stable future. My plans are to attend college and finish with a degree, and then invest in realestate while im working.
I have helped my father for years now, with his realestate investing, (flipping properties) but I am uncertain about one thing. Since I will be living in SF, obviously I cannot buy anything in the city, possibly the state…. How and where do I go about getting a place to makeover and resell for more, I am at abit of a loss here. Any tips or advice is greatly appreciated!

My plan is to purchase 5 residential, single family homes a year for 5 years. One of these 5 properties will be sold after one year of ownership to raise capital. The capital made will be reinvested to purchase more properties for the following year. After the 5 years of ownership all 4 remianing properties of that certain year will be sold and the capital made will be used to purchase commercial apartment buildings. Here how it looks:
Year 2009:
January: House A
April: House B
July: House C
Oct: House D
Jan (09): House E.

On January 2009, i’ll sell house A in order to purchase the houses for 2009. And so on and so on.

On January 2013, I’ll sell house b, c, d, and e. With the money made i’ll buy apartment A1 and so on and so on until i’m a multi-millionaire. Does this formula make sense?

I keep hearing over and over again that millionaires usually got that way through real estate investing and they also became millionaires quicker than anyone else. I’m looking for a study that describes how most of them invested and their common tactics and strategy. I’m not looking for an article that will try to sell me a course or product.
Thanks

I was thinking of purchasing this book, however I am not looking to buy property and sell it myself. I am more interested in a “middle man” role, wherein I would find a pre-foreclosed home and match it up with a buyer. This way, I believe that I would be able to make some money (a small percentage perhaps) without actually investing my own money and risk losing it. Does anyone know if this book is helpful in doing that, or if that is even possible to follow through on? Any response is appreciated. Thank you very much.
